In 2019, Singapore’s Urban Development Authority (URA) put a Bernam Street residential-with-commercial land parcel up for sale by tender. The Bernam Street site is located in mostly built-up Singapore’s Central Business District (CBD).
An incentive scheme will be rolled out to encourage building owners to convert existing office developments in the Central Business District (CBD) to mixed-use developments, as part of plans to rejuvenate the city centre into a place not only to work, but also a vibrant place to live and play in.

The site attracted 4 bids with the top bid submitted by Hao Yuan Investments at $440.9 million. This translates to a land rate of $1,463 per square foot per plot ratio (psf ppr). The estimated breakeven price to be about $2,100 psf and the estimated selling One Bernam price to be about $2,430 psf.

The One Bernam condo at Tanjong Pagar is located within the Anson Precinct where URA plans fo a dynamic 24/7 downtown – a mixed use and lively after office hours downtown.
