Pasir Ris 8 is the latest commercial cum residential development in Pasir Ris by Allgreen Properties Ltd and Kerry Properties Ltd.
This mixed development project sits on the site at Pasir Ris Central which was released by HDB for tender in 2018. The 3.8 ha white site is located next to Pasir Ris MRT station. The dual envelope concept and price revenue tender for the 99-year leasehold plot closed on Dec 14, 2018, attracting three bids.
The winning bid of nearly $700 million was submitted by a joint venture between Allgreen Properties and Kerry Properties. This works out to a land rate of $684.48 per square foot per plot ratio (psf ppr) based on a gross floor area or 1.02 million square feet.

This parcel of land has a site area of 38,003.7 sqm and a maximum allowable Gross Floor Area (GFA) of 95,010 sqm. Therefore, the new project offers an estimate of 600 homes.
The Pasir Ris 8 pricing is not announced yet . But based on the purchase price of $648.48 psf ppr and that it being a mixed development, real estate experts are indicating that the selling could be in the range of $1200 – $1500 psf.
The site is situated in a strategic location at the heart of the vibrant Pasir Ris township. This will offer residents a good mix of amenities and lifestyle destinations within close proximity. Connectivity is excellent as Pasir Ris 8 is located next to Pasir Ris MRT interchange and a bus interchange. Getting around by public transport is not a problem at all..
